Roof Repair or Replacement: How to Decide
Understand when a local roof repair may be enough, when renewal needs consideration, and what to ask before agreeing roofing work.

Start with the condition, not just the age
Age is useful background, but it is not a diagnosis. A relatively old covering can remain serviceable, while a newer roof can leak because of poor detailing. Ask the roofer to explain what has failed and whether the problem is isolated or part of wider deterioration. A photograph of the defect is more useful than a recommendation with no explanation.
When a local repair may make sense
An isolated slipped tile, failed flashing joint or local damage may be repairable if the surrounding roof remains sound. The important question is whether the repair addresses the cause of water entry and can be properly integrated with the existing covering. Ask what the repair includes and whether any adjacent areas were inaccessible.
When to discuss a replacement
Repeated failures across the roof, widespread deterioration or problems beneath the covering may justify renewal. The roofer should explain the evidence and the limitations of further patching. A full replacement can also allow the underlay, battens and associated roof details to be addressed together, but the quotation needs to say exactly what is proposed.
Compare the whole scope
Two prices are not directly comparable if one covers a patch and the other includes scaffolding, stripping, disposal, new roof details and guttering. Ask for the access arrangements, materials, exclusions and treatment of concealed defects in writing. If the condition cannot be established from the initial assessment, agree the next investigation before committing to major work.

Your postcode, the location of the leak, how long it has been happening and any existing survey report will help. Photographs taken from the ground or a safely accessible window can show the roof shape. Avoid climbing onto the roof to gather evidence. A formal survey can be commissioned separately if you need a written condition report for a purchase or planned works.
